A QuitClaim Deed is a legal document that allows the transfer of property ownership from the grantor (person or entity that owns the property) to the grantee (person or entity that will receive the property).  

With a quitclaim deed, the grantor (person that owns the property) transfers whatever rights and legal interest they have in the property to the grantee. 

It is called QuitClaim because it allows the owner to leave behind the claim to the property ownership. A QuitClaim deed document is an easy and fast way to transfer real estate title from one owner to another.
